Our co-living houses, provide high-end accommodation for working professionals in Exeter.

We take great care to ensure both the safety and comfort of our housemates when designing each home.

All our properties are managed in-house and we pride ourselves on a fast response and good communication, so many of our housemates stay with us for several years.

All our rooms are taken on an all-bills-inclusive basis and we provide high speed broadband throughout.

As accredited landlords, we stay up to date with legislation. We also inspect each of our houses every quarter to ensure all maintenance issues are dealt with quickly and efficiently.

We organise for weekly or fortnightly cleaners to visit all our houses along with regular gardeners and window cleaners.

Our houses

Our co-living houses are located between Exeter’s city centre and the M5 in the Heavitree, St Leonards and St Loyes wards of the city.

They are finished and maintained to a high standard, providing comfortable high-end accommodation for groups of four to seven individuals and all have high speed broadband.

All the properties are licenced, meet today’s safety standards and are managed by our Stopwatch Living team. Our kitchens are fully equipped with crockery and utensils etc as well as having fridge, freezer and cupboard space available for each housemate. Communal areas have a 40” TV and comfortable sofa. Most of our houses have at least one condenser dryer as well as a washing machine. We provide homely and safe environments for our housemates to create their own ‘family’ group.

All our houses are for non-smokers.

Our rooms

Our rooms come beautifully furnished with contemporary, quality furniture, including either a standard double or a small double bed, a free standing or fitted wardrobe and drawers or fitted shelves, bedside table, full length mirror. We also usually provide a desk and desk chair for your convenience.

Larger rooms offer an additional lounge chair. All bedrooms have thumb-turn locks for privacy and safety, curtains or blinds or both, a ceiling lighting unit or pendant light with shade, luxury carpet, or wooden flooring with rugs. We can also provide bedding packs and make up beds for housemates in time for their check in.

All but one of our rooms is for single occupancy.

Our housemates are graduates in their twenties or thirties and typically stay for a year to several years while they work in Exeter and the surrounding area.

Byron Road has been a great house to rent in this year.

Sam and Simon have taken the effort to ensure that the house is well maintained, clean, well furnished and has all of the amenities you could want. My room has clearly been newly redone and the entire house has been kept to a great standard. It’s helpful having a living room and utilities room; there always feels like there is enough space (which you don’t often get with rented accommodation). Sam and Simon are additionally incredibly attentive and helpful; on the off chance that something isn’t working, they are very quick to respond and find a solution.

All in all, I’ve felt that this property has felt more like a home (again, not something always found when renting) and Sam/Simon have been incredibly kind and helpful.

Sam and her team respond rapidly to any issues or queries so if anything goes wrong it is fixed quickly.

These are some of the most common questions asked by potential housemates. Please get in touch if you would like to ask something else.

Are all the bills included?

Yes. All utilities, Council Tax, TV licence, broadband, communal space cleaning and gardening are all included in the rent amount.

Why do I need a passport at my viewing?

Landlords are required by the government to check a prospective tenant has the ‘Right to Rent’ in the UK.

What is the minimum contract length?

We offer a standard six month assured shorthold tenancy agreement. We can make this flexible around 3+ month contracts if it ends during the summer months.

How much does it cost me in fees?

From 1st June 2019 there is a tenant fee ban. We cannot charge for referencing or inventory etc from this date. You would only have to pay the cost of a lost key or for breakage or damage etc.

How much is the deposit?

The deposit amount is equivalent to one month’s rent of the room being applied for. We send it to the deposit protection scheme called ‘mydeposits’.

How quickly do you respond to maintenance issues?

We are always available to respond quickly to maintenance issues. We complete quarterly maintenance checks on each house. A 24/7 emergency call out number is provided on the notice board in each house for out of hours plumbing/maintenance emergencies.

What are the other housemates like?

We choose friendly working professionals who work hard, enjoy being sociable and have left undergraduate life behind them. Everyone is in their twenties or thirties.
